AVE Malvern has set a new standard for Main Line apartments. The rental community, located in the heart of Malvern, just opened its remodeled clubhouse, a gorgeously designed space that blends warmth and sophistication. Now, AVE Malvern offers residents the ability to work, work out and hang out – all in the comfort of this posh, private oasis in the heart of the Main Line.

Among the features of AVE Malvern’s clubhouse are a state-of-the-art gym, private work pods separated by sliding glass doors, four conference rooms of varying sizes, a café area with marble countertops and bar stool seating, and two lounges with TVs, couches, chairs and tables. Adjacent to the clubhouse is the AVE Malvern pool, a private, resort-style haven for residents that features upscale chairs and loungers, grills and a fire pit.

The clubhouse’s remodel was more than two years in the making and represents a significant investment in the property, said Sam Korman, whose family has been innovating apartment living for five generations. Korman oversaw the clubhouse renovations from start to finish to ensure it elevated the resident lifestyle.

“We are in constant communication with our residents and anticipated that the way they were living and working was changing,” Korman said. “Working from home is common now, and people want private spaces for Zoom calls, or just to segment their work life from their private life. They also want to enjoy their non-work hours, which is why we have the pool, the firepit lounge, and resident events, as well as proximity to the great shopping and dining in Malvern.”

Lea Anne Welsh, president of AVE and COO of Korman Communities, said these technological needs and an emphasis on work-life balance snowballed during COVID, but was happening before the pandemic. “That’s one reason why we have a spa at AVE King of Prussia, as well as private work spaces,” Welsh said. “We always focus on the resident experience and facilitating a carefree lifestyle.”

Justine Winkler, General Manager at AVE Malvern, shared that AVE hosts a calendar of events every month that is complimentary to residents. “Our monthly resident events really bring the spaces to life. We host events like sunset yoga, cooking demonstrations, and movie nights by the pool. We even organize events for our pet residents like yappy hours. We’ll also partner with animal adoption services such as TLC and host donation drives and adoption events.”

That attention to detail and emphasis on resort-style living has attracted everyone from Hollywood A-listers filming in the area to high-powered CEOs in the region for business projects and people going through domestic transitions. The flexible options – AVE offers both traditional apartment leases, as well as furnished apartments for a few weeks or a few months, plus upscale amenities – have made AVE Malvern a unique Main Line apartment community since it opened in 1998. Spread over 30-acres that overlook Great Valley but are adjacent to major highways, AVE Malvern has a perfect location.

“We made an investment in this area because we saw a need for elevated apartment living as the region’s corporate centers grew and employees needed our furnished apartments and flexible leases for their business needs,” said Welsh, who has worked for Korman Communities since 1992.

AVE has become a sought-after residence for Millennials looking for upscale Main Line apartments, people looking for short-term rentals while their homes are being renovated, and Boomers who want to downscale their homes. Welsh said that, while the clubhouse remodel is new, the apartments at AVE Malvern have been renovated many times to keep them modern and in line with renter preferences. “When I started working for Steven Korman, he told me that properties can get a day older or a day better. He challenged me to make them better.”

Steven Korman pioneered the flexible-stay furnished apartment in the late 1960s at The Plaza in Philadelphia, later developing an amenities and services package that AVE has continued to innovate. “His forward thinking has made a big impact on the hospitality-approach to apartment living today,” said Welsh.

Korman Communities, a 100-year-old real estate investment and property management company, operates nearly 40 properties across the United States and London as AVE elevated apartment communities and AKA hotels and hotel residences. But the company’s origins are 100% Philadelphian.

Korman and Welsh said that Korman Communities is continuing to expand its real estate portfolio to bring elevated apartment living to more people across the country. Korman Communities just purchased its third location in Phoenix, and will add communities in Silicon Valley and the west coast of Florida. But today, the spotlight shines on AVE Malvern. “We are thrilled to have this beautiful new clubhouse for our residents,” Korman said, “and it’s been wonderful to watch them enjoy it.”
